Our story.
OOTHOOSE LTD was founded on the North Coast of Ireland in 2023. The company has been built on its founders lifelong passion for engineering and architecture. The name 'OOTHOOSE' comes from the Ulster Scottish pronunciation of 'out house' which was essentially an out building used by past generations to extend living space when houses were small and space was limited. This name is a nod, not only to the heritage of this part of Ireland, but also the founders strong connection to the local area and dialect. It is our wish that 'OOTHOOSE' becomes a widely spoken word and in the process provides many individuals and businesses with bespoke buildings that reflect upon our past yet are fit for purpose in this modern age.

JAMES MCCOOK
Founder / Managing Director
James always had a passion for engineering and architecture. From an early age he would have been building and creating structures of all shapes and sizes. This passion drove James to study for an Engineering degree at Queens University Belfast where he graduated from in 2008. James gained invaluable experience working in the world-renowned engineering sector in Northern Ireland and over a 15 year period worked in many departments and at various levels from design to production planning & management. In 2023 James pursued a life long dream to start his own company and founded OOTHOOSE LTD. The company is a product of James' love for engineering & architecture and this can be experienced through the design and build of every one of our bespoke buildings. As well as a desire to build a recognisable company / brand, James loves to travel and spend as much time with his family as possible.

We offer a range of standard modular units as well as completely bespoke buildings. Each building is manufactured with OOTHOOSE’S signature prefabricated design principles, utilising renewable, high-end materials, energy-efficient technologies, and eco-friendly practices.
Our standard units are versatile, architecturally-designed modular solutions for private, industrial or commercial projects.
Each unit from the range offers an array of open plan layout configurations that have been meticulously considered by the in-house design team to optimise the experience for the end user.
Our bespoke buildings offer unlimited types of accommodation solutions to private clients but can also be tailored to suit industrial and commercial clients in sectors such as sales, engineering, education, government social housing projects, natural disaster temporary accommodation, holiday parks and retreats.

Structural steel frame.
Completely recyclable at the end of it’s life, our steel is sourced locally, meaning fewer transport emissions and a lower energy footprint for your project. Unlike the wooden structures used by many other companies this method of construction is completely durable for the lifetime of the building, ensuring little to no maintenance for the end user.
QuadCore insulation.
Our QuadCore insulation technology has a thermal conductivity of 0.018 W/m.K. This means that it can deliver compliant buildings with reduced heat loss and excellent thermal performance, helping to reduce energy bills and associated carbon emissions and create comfortable environments for occupiers all year round. The rigid panels provide a uniform thickness of insulation which is not susceptible to thermal degradation, safeguarding the performance of your building throughout its lifetime.
Cladding.
Durable and resilient to the UK & Ireland's changeable climate, our various cladding systems are made from recyclable materials that provide a practically maintenance free finish to the external envelope of our buildings. Coupled with the QuadCore insulation panels this system creates a fire retardant shell which is impermeable to whatever the environment can throw at it for the lifetime of the building.
Windows and doors.
Our buildings are fitted with high-quality, innovative and sustainable architectural solutions for windows and doors.
We use products which minimize their environmental impact while at the same time provide high levels of insulation, thermal performance and sustainable building materials. Using the latest design technology we create stunning façades while maintaining the highest levels of performance.
Services.
Every project is carefully designed to ensure the electrical and plumbing needs of the client are fully fulfilled. We work with a number of leading suppliers to ensure the latest technology is used in our buildings and they are usable all year round regardless of changes in the climate.
Projects range from fully serviced to completely off-grid solutions. The choice really is yours.
Internal finishes.
Our buildings are finished to our clients specification. All products and materials are carefully sourced to ensure a durable but easy to repair and maintain internal finish to each project.
